Concrete Repairs Ltd (CRL) were employed to carry out repairs to an existing building situated on the seafront of Whitley Bay. The building dates back to 1907 and historically was a hotel and night club. It is now being renovated and transformed to a 90-room care home for the elderly people within the Whitley Bay region.

The works were based on an eight-week programme initially and included remedial works to the internal concrete beams and soffits alongside external stonework. CRL were also asked to tender for the truss remedial works, these were existing trusses from when the building was first built which had seen better days and were in a poor state.

CRL adopted a process of removing existing coatings to ST3 and then coating the trusses in a Macropoxy proprietary product approved by the client. These trusses are due to be covered hence a coloured coat not being required.

For the concrete repairs both internally and externally Fosroc products were used, as follows;
- Fosroc Nitoprime Zincrich Plus
- Fosroc Nitobond HAR
- Fosroc Renderoc HBS
- Fosroc Render ST05 levelling coat (where applicable)

We undertook internal repairs initially with this being the majority of the works and to not hinder internal trades which were already on site when CRL started. The team then progressed onto the external phase which although was less work in terms of volume, these repairs had their own difficulties. The existing concrete was intricate in detail and required the team to build multi radiused faces to tie into the existing undamaged face. We had an experienced team on site which resulted in a great finish to these repairs that the client is pleased with.

There were also areas with cracking which required repair using the Nitokit LV system, these were carried out and then faced using the Renderoc. Now we have finished the repairs the client will proceed to paint the surface to bring the aesthetics of the façade back to its former glory, the building is scheduled to be completed and open late 2024.

The project went really well and resulted in a two-week saving on the programme, this was shared mutually between CRL and the client as the project was a re-measurable contract. Malhotra Group are pleased with the works and have already approached CRL for involvement in a multi-million-pound project they are currently in pre-construction stages of on the back of this project.
