Following the successful completion of the initial façade remediation works to the northwest elevation in 2021, CRL has returned to the Hilton London Metropole to deliver a further programme of investigation, repair, and refurbishment works to the southwest elevation. The project also includes the installation of cradle systems within the southeast elevation structure to facilitate ongoing access and maintenance requirements. The £1.4 million project is programmed over 70 weeks and involves a comprehensive package of access works, surveys, repairs, cleaning and façade enhancement works.
As Principal Contractor, CRL is managing the delivery of the works, with access provided by Tone Scaffolding Services through a bespoke scaffold system designed to facilitate safe access to the building's elevations. The project commenced with a detailed hammer-testing survey of the external façades to identify areas of debonded render, delaminated concrete and other defects requiring remedial treatment. Defective areas identified during the survey will be subject to targeted concrete and façade repairs using specialist repair materials and techniques appropriate to the existing substrate.
Following completion of the repairs, the façades will undergo cleaning using the Doff superheated water system, which provides an effective yet sympathetic method of removing surface contamination while preserving the integrity of the building fabric. The cleaned elevations will then receive a breathable Keim mineral coating system, providing a durable, vapour-permeable finish.
Additional works include the removal and replacement of the central staircase windows on the south-east elevation, which will improve both their performance and appearance.
